Turnlap
Booking-linked cleaning operations

Cleaning shifts that learn from every checkout.

Turnlap turns every booking into a cleaning shift, records and checks the hours, and produces the collective agreement pay basis and margin per property from the same data.

How it works

01

The shift is born from the booking

A departure creates a shift. The algorithm picks the cleaner on default weights — cost 35%, route 25%, speed 15%, hour balance 15%, quality 10% — and retunes them nightly from 90 days of actuals.

02

Margin per property, from the same data

Net booking revenue, cleaning cost (wages, supplies and travel) and maintenance parts post themselves to the property. Every attributable cost line, from actuals.

03

Done is a gate, not a checkbox

The cleaner cannot hit Done until the checklist and the room photos are complete. Working time is recorded on the shift, and anything that does not add up lands in the admin's unverified queue.

Verified cleanings, not assumed ones

What it is

Operations software for short-term rental operators with an in-house cleaning team.

Four things, one dataset. Nothing is copied between tools, and every number on the margin page traces back to a real shift.

01

Booking-linked shifts

Every checkout in your PMS becomes a cleaning shift, assigned by cost, route, speed, hour balance and quality.

02

Verified working time

Cleaners start and finish the shift in the app on site; location is attached when the cleaner allows it. Checklist and photos are part of finishing.

03

Pay basis from verified hours

Collective-agreement periods, overtime limits and supplements are calculated from the same hours and exported to payroll. No re-typing.

04

Margin per property

Booking revenue against cleaning labour, maintenance parts, linen and supplies, property by property.

Product

The board your operation runs on.

Today's checkouts, who is cleaning what, and whether each property is verified ready before the next guest arrives. Finished work fades; only risk and live work stay bright.

Money

Every property gets its own P&L.

Cleaning labour, maintenance parts, linen and supplies post to the property daily, from actuals. Revenue comes from the booking. Every attributable cost line, from actuals – not an estimate typed into a sheet on Friday.

Principle

Software that does not talk to your guests behind your back.

Many new tools in this market sell AI that answers your guests. Turnlap automates the operation and leaves the relationship to you: guest messaging is off by default and is switched on only by your decision.

Automated

  • Shifts created and assigned from bookings
  • Shifts to the cleaner's phone with acknowledgements; an unacknowledged shift escalates to you
  • On-site time recording and checklist gating
  • Maintenance faults become tickets; the assigned person gets it on their phone
  • Pay periods, overtime limits and the pay basis
  • Margin per property, updated daily

Never automated

  • Messages to your guests. Automated guest messaging stays off until you switch it on – and Turnlap does not answer your guests' messages on your behalf.
  • Price changes on your listings
  • Hiring, firing or disciplining your team
  • Approving unverified working time – anything that does not add up waits for your sign-off

FAQ

Before you apply.

Short answers to the six things every operator checks before a call.

Which property-management systems does it connect to?

Hostaway today, with bookings, checkouts and listings syncing automatically. Other systems are connected on request as part of onboarding.

Do my cleaners need training?

The cleaner app has one big button per state: start, finish, report a fault. Photos and the checklist are part of finishing. The app is designed to be used without separate training.

How is payroll calculated?

From work intervals recorded and checked in the app, using the pay rules of the collective agreement: periods, overtime limits, Sunday and holiday rates. The Finnish hospitality agreement (MaRa) is built in. Turnlap produces the pay basis and the export; your payroll provider pays the wages.

Will it message my guests?

Not by default. Automated guest messaging – for example the guest portal link before arrival – stays off until you switch it on. Turnlap does not answer your guests' messages on your behalf; the guest portal's Q&A assistant is only in use if you share the portal with your guests.

What does onboarding require from me?

A Hostaway API key. Your property list syncs from it, and cleaners are invited with a link. Onboarding is done personally, not self-service.

What does it cost?

Pricing is per property, per month. The amount and pilot terms are agreed at application, because onboarding is done personally. Applying commits you to nothing.
